Property Inventory & Schedule

of Condition in Surrey

More Than a List of What's in the Property

A professional inventory isn't simply a list of furniture and belongings.

The Inventory records what is present within the property,

while the Schedule of Condition records the condition of the property,

its fixtures, fittings and contents at the time of inspection.

Together, they create a detailed snapshot of the property at the

beginning of a tenancy — supported by photographic evidence.

PROPERTY CONDITION

Walls, ceilings, flooring, doors, windows and other visible elements.

FIXTURES & FITTINGS

Kitchen units, bathroom fittings, lighting and permanent fixtures.

CONTENTS & APPLIANCES

Where applicable, furnishings, appliances and other items provided with the property.

PHOTOGRAPHIC EVIDENCE

Clear images supporting the written description and documenting existing condition or damage.

Why Is a Professional Property Inventory Important?

Because memories differ. Evidence doesn't.

At the beginning of a tenancy, a small mark on a wall, worn area of flooring or damaged fitting may seem insignificant.

Months or years later, it can be very difficult to remember exactly what was there from the beginning.

A professionally prepared Inventory and Schedule of Condition creates an impartial record that landlords, agents and tenants can refer back to — helping to make the check-out process clearer and reducing the potential for disagreements over changes to the property.

Professional inventory providers consequently position these reports as important evidence when comparing the condition of a property at the beginning and end of a tenancy.

What is the difference between an inventory and a Schedule of Condition?

An inventory records the fixtures, fittings and contents present within a property, while the Schedule of Condition records their condition — along with the condition of the property itself — at the time of inspection. Together they provide the starting record for the tenancy.

Do unfurnished properties need an inventory?

Yes. An inventory isn't limited to furniture. The condition of flooring, walls, doors, windows, kitchens, bathrooms, fixtures, fittings and other elements of an unfurnished property can still be documented.

When should the inventory be carried out?

Ideally, once cleaning, maintenance and preparation have been completed and before the tenant moves their belongings into the property. This gives the clerk the clearest opportunity to document its condition at handover. Coopers recommends carrying out the check-in once the property has been cleaned and before the tenant's belongings are moved in.

Does the inventory include photographs?

Yes. Photographs support the written Schedule of Condition by providing visual evidence of the property's condition at the time of inspection.

Can I prepare my own property inventory?

A landlord can create their own inventory, but using an independent professional provides a more impartial record. Independently produced reports can provide a more robust evidential basis if the condition of the property is later disputed.
